The price of the tenant changes project ranges from 470 to 940 € (approx. $500 – 1,000). The final cost depends on the square footage of your apartment and the number of rooms being designed – I will prepare a detailed quote for you once I receive the investment floor plan.
Worth knowing:
- Bonus: If you decide on a later comprehensive design, I will deduct the cost of the tenant changes from its price. I will treat this service as the first, substantive stage of our collaborative work on the interior.
- Consultancy: I also offer an analysis of developer floor plans before purchasing the property (in the form of a consultation) to identify layouts with the greatest functional potential.

We begin with a conversation (e.g., online) and an analysis of the apartment layout. To get started, I will need from you:
- Developer’s floor plans (plans in PDF or editable DWG format – architecture, plumbing, central heating, ventilation, and electrical installations).
- The deadline for submitting tenant changes.

I prepare proposals for the new apartment layout. I focus on improving the ergonomics of the marketing floor plan and tailoring the walls to your lifestyle. You receive options that we refine together until the final version is approved.

TECHNICAL DOCUMENTATION FOR THE DEVELOPER
I prepare drawings in the format required by the investment’s technical office. I develop guidelines for partition walls and points for electrical, plumbing, and ventilation installations (within the scope specified at the beginning of the offer). I also assist in correctly completing the tenant change sheet according to the developer’s template.
Deadlines and limitations: WHAT CAN BE changed in a developer apartment?
Developers set strict deadlines for accepting changes, which depend on the progress of work on a specific floor. You should know that once the walls on your floor are built and the concealed installations are laid, integrating changes into the construction schedule simply becomes impossible. Therefore, it is worth keeping a close eye on the timeline so you do not miss the deadline.

FAQ
Can an interior designer relocate sewage stacks?
No. Sewage and ventilation stacks are part of the building’s common areas, and their location is simply fixed. The only thing we can do is relocate the connections (drain pipes) from the stack to a specific fixture. Naturally, we always do this while maintaining the required gravitational slopes.
How much time does the developer give to report changes?
The deadline is individual for each investment, but it usually expires before the completion of masonry work on a given floor. The lower the floor, the less time you have. It is best to contact me immediately after signing the reservation agreement – this will allow us to go through the entire process without unnecessary haste or the stress of the construction overtaking us.
How long does the preparation of the tenant changes project take?
I usually need about 10-15 business days to develop the functional concept and prepare the technical documentation. To ensure we can go through this process smoothly, please contact me at least 3-4 weeks before the final deadline set by the developer.
Can the tenant changes project be done remotely?
Yes. The project can be created 100% online. To prepare the design, all I need is the developer documentation in PDF or DWG format and your guidelines, which we will discuss during an online consultation.
Does the developer charge additional fees for implementing changes?
Yes. My fee applies only to the preparation of the design. The developer usually calculates their own fees for the valuation of changes, the preparation of an addendum, as well as labor and materials.
